Town Officially Approves Tritec as Master Developer for Ronkonkoma Hub

Setauket-based developer receives "master developer" designation to oversee entire development of 50-acre Ronkonkoma Hub project.

Brookhaven Town has approved as the Master Developer Designation Agreement (MDDA). The designation allows Tritec control of the proposed 50-acre Ronkonkoma Hub redevelopment plan.

As the MDDA, Tritec is charged with setting timelines, performing environmental analyses and enforcing code and design standards. The Ronkonkoma Hub is slated to transform the acreage of blighted commercial and industrial land into a buzzing transit-oriented development of shops, restaurants, offices space and housing units targeted at a young demographic--all tied into the Ronkonkoma LIRR station and MacArthur Airport.

Tritec has also been selected to in Patchogue.

The Town of Brookhaven put out a request for the MDDA back in 2011 and Tritec was chosen by a unanimous committee of civic leaders, chamber of commerce members and planning experts, according to a release.

“I was confident in Tritec when I supported them as a member of the Design Committee and I am confident today they will make this project happen," Denise Schwarz, president of the Ronkonkoma Chamber of Commerce, stated in the release. "The Ronkonkoma Hub is a wonderful opportunity to increase the number of patrons to all businesses in Ronkonkoma and create a center of economic activity."

One of the earliest items in the project is the construction of a five-acre sewage treatment plant in the area to serve as infrastructure for the incoming mixed-use. The from the Long Island Regional Economic Development Council last December. Suffolk County has built an additional $21 million into its capital construction budget for the plant. The funds will purportedly offset some of the costs for Tritec, a move that will free money for other areas of the project, .

According to the release, this is the first time in Brookhaven Town history that a town has entered into an agreement with a master developer for a project of this magnitude. in an intermunicipal agreement on the Hub, another first for both towns.
