Hearing on N. Country Road Property Rezoning Set for Tuesday

Town board's public hearing set for 6:30 p.m. tonight.

A property on North Country Road located in the Old Setauket Historic District is on the table for possible re-zoning to commercial use.

A public hearing is set for 6:30 p.m. Tuesday night at Brookhaven Town Hall to discuss the rezoning for the property, located adjacent to Village Automotive and across the street from Ann Marie's Farm Stand.

Part of the property, which abuts Route 25A a short distance east of the intersection of Route 25A, Bennetts Road and North Country Road, is already zoned for commercial use. However, the proposal is to change the segment of land on North Country Road from "J Business and a Residence" zoning (meaning either a house or a house together with a business) to "J Business" zoning with the purpose of constructing office space.

The project's applicant, S.R. Realty LLC, could not immediately be reached for comment.

Nearby residents Kathleen and Jonathan Bowen said they are surprised the town is considering allowing a commercial structure in an historic district. They said they are concerned the project will disrupt the neighborhood with more traffic, decreased home values, and greater inconvenience to the people living in the area.

"It’s going to be a very dangerous situation," the Bowens said. "On 25A you already have a traffic problem. You’re going to have people coming down Main Street, Ridgeway and Thompson Hay Path to avoid the traffic on 25A. ...  It’s a very small, narrow road."
