Price to Sell to Get Those Offers

If you overprice your home, you won't draw much buyer interest,
and the house will linger on the market. To drive demand and attract offers,

you have to price your home just right,  “but they will only offer me a lower price” – that’s what a seller will respond to me.  If you analyze the comparables, and then price the house with those facts, you will get buyers in the front door. You don’t want to go much lower than what the other homes sold for to make a buyer think that something is wrong with the house.  That goes back to pricing it
right. Rely on an experienced Realtor. They are touring the homes with the
buyers, they are getting an objective feedback. They speak with the buyers and know what buyers are looking for.

Use comparables that are no more than 90 days old and look at comps for homes that were sold in foreclosures and short sales.  Why should you include them?  Because you need to know what buyers options are. 

Host a Broker Open House

The more real estate agents who know your house is on the market, the more potential offers you can draw, potentially getting an offer or multiple offers.  A lot of times, brokers have a buyer in mind and see your property and think, Oh wow, this property is perfect for this buyer, hosting a broker open house gets the word out among brokers.

Be Sure that Your Realtor has Extensive Exposure on the Web

Now 80% of all home buyers first preview houses online.  The more comprehensive the online presence,  the better. The house should contain a lot of pictures, so buyers can envision their life in your home.

Stage the House

Your home is more likely to reap interest if it is staged:free of clutter, scrubbed of pictures and personal items, and with neutral decor.

It has to look like it's out of the Better Homes and Gardens magazine; the goal is for buyers to fall in love with how it looks.  The biggest mistake a homeowner can make is
not getting rid of the clutter. It is just as important to make sure the house
has curb appeal because some buyers won't even get out of the car when
searching for a prospective home.

So, essentially that first residential home is being written off as the price of doing business.Read More There goes that property value. Other than as a professional residence, who would want to live by a driveway for that traffic? As for the entrance Village Automotive, that will bring even more traffic to an already busy intersection nearby. 25A is impassable/impossible in that area for large chunks of the day now.

The rezoning is for the acres of undeveloped residential land across from Ann Maries Farm stand,Read More extending down to the wooded area on 25A. A one way entrance would be placed by Village Automotive and a one way exit would come out on N. Country Rd. adjacent to the first residential house.

I the BOE and Union didn't allow the majority of the budget be spent on benefits and salaries maybeRead More there would be money left for supplies. With declining enrollment and cuts to programs for our kids they only ones making out are teachers and staff with too generous salaries and benefits. Vote no on Tuesday!

Seriously? We are asked to send in enough supplies per kid each year to supply 5 kids. Where does itRead More all go? It gets lost, thrown out, or ends up back in the students home via backpack. The problem is not the lack of supplies, but a lack of personal responsibility. But if we send in enough supplies each year for ten or fifteen students, then we might be able to avoid the underlying problem.

everyone should research what all the school administrators are raking in and the multple levels ofRead More staff that exists at TVCSD. It is beyond reasonable to have salaries at that level and multiple administrators and assistants and directors and assistant directors and chairman etc. Teachers earn their fair share!
