How Should You Prepare Your House to Sell, and Get the Biggest Bang for Your Buck?

Let’s start in the kitchen. The kitchen is truly the hub of the house. It’s where buyers begin and end their tour of the house.

How should you prepare your house to sell, and get the biggest bang for your buck?  Let’s start in the kitchen.

The kitchen is truly the hub of the house.  It’s where buyers begin and end their tour of the house.  It’s where they get that initial feel for the house and the last place they will remember about the house.  Is this where they want to spend most of their time, cooking, eating, and entertaining? 

Low cost Kitchen updates that buyers are looking for and love:

1- Hardware- Replacing the cabinet hardware including the handles and hinges
is a quick way to update your cabinets. This can change the look and refresh the appearance of your kitchen.  Averaging between $2 to $20 per handle or
hinge, you can update the look!  Remember to be consistent!

2- Lighting- Adding LED under cabinet lights will create a
dramatic effect for about $40 Per light fixture.

3- Faucet- You’ve changed the metal hardware, now updating the faucet will also create that new and improved look!  Faucets choices today come in varying
heights, spouts, pullout hoses, and folding necks.  A quality faucet can start around $200.

4- Countertops- How many times have I heard a buyer say they did not like the house because of the kitchen counters!  This may be the most dramatic bang for your buck update.  With all the options, buy the best you can afford.  Be sure to use a neutral color!

5- De-Clutter- Leave only 1 or 2 appliances on the counter, for example,- coffee maker and toaster.  Clear away the rest of the counters.  Clean up those “junk” drawers” now.  Buyers will open drawers and cabinets; they want to be sure their “stuff” will fit.

6- Clear off- all those refrigerator magnets and pictures.  Remember to clear appliances and have them looking their shiny best for your guests!

7- A bouquet of fresh flowers or a bowl of fresh fruit on the table will show beautifully!

Bathrooms are the second room that will leave a lasting impression with the buyer.  Use the same updates for the bathroom as well.  New hardware, new faucets, new countertops,new lighting and DE-clutter. 
These simple steps will all help you get the biggest bang for your buck.

Yes TC change is difficult but it has to start somewhere. What motivation does the BOE have toRead More change when we keep passing the budgets? Budgets have to fail, programs have to be cut before there will be any union negotiations. Many have to lose their jobs before they will allow their pay to be cut. Sounds harsh but it's reality. Our children will survive cuts, be educated and successful - even with less programs.
