Are you Really Ready to Sell your Home?

Price:   Your home must be competitively priced in any real estate market.  You should have a Competitive Market Analysis done by a Real Estate Professional to determine the market value of your home.  To capture the most interest from buyers, from the beginning, your home should be priced at market value.  If you overprice your home, with the intention of “trying the market’, you take the big chance of missing out on many buyers.  There are too many homes on the market, and buyers have more options; they may never get into your front
door solely because of the Price.

Promotion:   I tell my clients that they must have the most marketing available to get the best exposure  and let every buyer in that market place know that their house is “For Sale”!  Hanging a sign out front alone won’t do it.  Holding a couple open houses alone won’t do it.  Placing an ad in the local paper alone won’t do it.  Buyers are using the internet to begin their search for a house.  Your realtor must be sure to market your house on multiple websites to capture these buyers.  You must know what they will do for you, and be informed of the progress and feedback.  Communication with your Realtor is key.

Product:   Your Product is your home and you must price your home competitively.  You hire a Realtor to promote your house.  Remember buyers are looking at more houses today before making a decision.  To make your house stand out in this market you must do your part.

I tell my clients to start at the curb and look at your house as a buyer would, or as they did when they bought the house.  Is the yard clean with manicured lawns and gardens?  Is the doorway inviting?  Go through each room and be sure it is clean and clutter free. When a buyer is viewing the home be sure it is well lit and odor free.  Last night’s dinner may be lingering in the air, open windows or light an airy candle.
